Containers for agriculture: cold storage, equipment storage and modular greenhouses

Reading time : 8 min | Category: Sector use cases

Quebec's agricultural sector faces a challenge that few industries experience as intensely: infrastructure needs that vary radically with the seasons, harvests and weather conditions. Building permanent structures is costly, time-consuming and commits resources to needs that are sometimes ad hoc.

This is where the sea container offers something that few other solutions can match: a robust infrastructure that can be deployed rapidly, adapted to multiple uses, and installed without building permits in many situations. For agricultural producers, greenhouse growers and commercial farm operators, it's an option that deserves serious consideration.

Here are the main agricultural uses of shipping containers in Quebec - with practical considerations for each application.

Cold storage: preserving the harvest without building anew

Post-harvest management is one of the most costly issues for fruit and vegetable growers. A fixed cold store represents a major investment in construction, permits and electrical infrastructure. A refrigerated container - or one modified to accommodate a refrigeration system - offers a flexible alternative that can be deployed in a matter of days.

Two approaches are possible. The first is to use a refrigerated container (reefer) directly on the farm, connected to the electrical grid. The second involves transforming a dry container into a cold room, integrating a refrigeration unit, thermal insulation and adapted sanitary panels.

Key benefits for growers. Rapid deployment at harvest time, capacity can be adjusted by adding additional units, can be moved from one season to the next if needs change, and has a high residual value if the business evolves.

A 20-foot container converted into a cold room offers around 28 m² of usable space at controlled temperatures. This is the equivalent of a standard commercial cold room, at a fraction of the cost of construction.

Farm equipment storage: an underestimated solution

Quebec farms accumulate valuable equipment: tractors, tools, seeds, inputs, spare parts. Protecting it against theft, bad weather and humidity is a real operational challenge. A traditional hangar is one solution, but it's also a permanent structure requiring permits, foundations and lead times.

The shipping container is a direct answer to this need. Its Corten steel structure is natively resistant to break-in, UV and humidity. Its double doors allow easy access to large equipment. It can be locked with reinforced security systems.

For specific farm needs, several modifications are popular. The addition of side doors or large openings for oversized equipment, the installation of integrated shelving and storage, a reinforced floor to support heavy loads, and electric lighting for evening or winter operations.

Modular container greenhouses: year-round cultivation

Greenhouse agriculture is experiencing significant growth in Quebec, driven by demand for local produce outside the traditional seasons. Containers converted into controlled growing units - sometimes called "vertical farms" or "growing containers" - make it possible to produce vegetables, herbs and microfoams year-round, even in Quebec winter conditions.

How it works. The container is insulated, equipped with a full-spectrum LED lighting system, humidity and temperature management, and an irrigation system. Hydroponics or aeroponics optimize space by growing on several vertical levels.

The advantages for Quebec growers: Year-round production independent of outdoor conditions, small footprint, possibility of deployment in urban or peri-urban environments, and an economic model that is attracting growing interest from restaurateurs and local grocery stores.

The cost of setting up a grow container generally ranges from $40,000 to $90,000, depending on the equipment chosen. This is significant, but comparable to a traditional heated greenhouse of equivalent capacity, with the added advantage of mobility.

Seasonal workstations and farm offices

Beyond storage and production, commercial farms also need functional workspaces: administrative offices, changing rooms for seasonal employees, break rooms, sorting and packing stations. These needs are often temporary or seasonal - exactly the type of situation for which the modified container is most effective.

A container fitted out as a workstation can be up and running in a matter of days. It can include electricity, a heating system, a bathroom or sanitary facilities, and can be moved or removed at the end of the season if space or zoning dictates.

An often overlooked advantage: modularity. If your operation expands, you simply add an extra unit. Two or three containers can be connected to create a larger space, without the delays and costs of a built extension.

Practical considerations before taking the plunge

Agricultural zoning. In agricultural zones protected by the CPTAQ, permanent structures are regulated. An unanchored container used for direct agricultural purposes is generally tolerated, but check with your municipality and your regional CPTAQ office before any permanent installation.

Power supply. Refrigerated containers and greenhouses require a stable and sufficient power supply. Plan to install or upgrade your electrical service at the same time.

Accessibility and drainage. A loaded container weighs between 20 and 30 tons. Make sure your land can support this load without subsidence, and that drainage around the structure is adequate to avoid corrosion at the base.

Maintenance. A well-maintained container will last for decades. A preventive anti-rust treatment at the base, an annual inspection of door seals and interior humidity control are generally enough to keep the structure in excellent condition.
